Bookings

A valid debit/credit card is required to secure the booking.

Bookings are based on four people staying at Bay Tree House for one week. We can accommodate short breaks but unfortunately we do not offer any discounts for fewer people staying for all or part of a week.

An extra single bed is provided for occasional overnight visitors to the house. If you require this facility, please ask at the time of booking and we will provide bedding. The cost of using the bed is charged at £10.00 per night.

Provisional bookings are only held for a period of 7 days.

Payment

A deposit of £100 is required to secure the booking and the balance is required 6 weeks before the commencement of the holiday. Where booking is made within 6 weeks, payment is required in full.

We accept any of the following methods of payment; cash, cheque, debit/credit cards including Maestro, Visa, MasterCard and American Express. We do not charge a supplement for payment by debit/credit card.

Cancellation Policy

Any cancellations made more than 6 weeks in advance of the stay will be refunded in full minus a 10% handling charge.

Any cancellations made less than 6 weeks in advance of the stay will only be refunded is the accommodation can be re-let minus a 10% handling charge. If this is not possible, the full amount will be withheld.

We recommend that you take out the necessary travel/cancellation insurance. The Yorkshire Tourist Board recommend TPS and can be contacted on 0870 744056.

No Shows - the full amount will be deducted from the Debit/Credit card used to pay the deposit.

Curtailment of Stay - no refunds will be given unless exceptional circumstances apply.

The owners reserve the right to cancel the booking due to unforeseen circumstances with a refund of the booking fee only.

Check-in Times

Check-in times are from 15.30-21.00 on a Friday. Please state your approximate time of arrival when booking. Check-in times outside of these hours must be agreed at the time of booking.

Checking-Out

Guests are requested to vacate the house by 10.00 on the day of departure. Any delay in vacating the house after 10.00 will be charged at £25.00 per 15 minutes against the Credit/Debit card used to secure the booking.

Car Parking

Parking at Bay Tree House is available for one car on Victor Street using a parking permit. This is issued to the guests against the bond paid in advance and must be returned on departure. Additional cars will need to be left in the public car park on Nunnery Lane and paid for at the standard rates.

Loss/Damage to Property

Lost keys or parking permit will be charged against the bond at £75.00.

Guests will take reasonable care of the property, its fixtures, fittings and furnishings and it is to be left in the same condition and state of cleanliness as it was found.

The house will be checked after departure and any breakages or damage to property will be charged to the occupants against the £150 bond. The remaining bond will be returned to the guests within 7 days of departure using cheque or a refund against the Debit/Credit card used to secure the booking. Bay Tree House reserves the right to charge for damage using a "new for old" policy.

Baggage and personal property left at the accommodation is the guests risk at all times. The owner is not responsible for any personal injury suffered by the occupants or others.

No Smoking

We adopt a strictly no-smoking policy throughout Bay Tree House. Should you choose to ignore this policy, you will be charged £100 for specialist cleaning to the house.

Taxation

All prices include VAT.
